Its time to share what happened at your property this month, the Variance report demonstrates a comparison to what was budgeted vs. actual results. We need to explain any variance. Here is a step by step guide. If you prefer a video you can find that here: Budget Variance Report
Yardi Variance Report
1. Log into Yardi Voyager
Reports -> Financial Analytics -> Financial Analytics Notes, populate the fields with the below information:
• Property – enter your AP number
• Book – Enter if you are Accrual or Cash (this can be found in the top left corner of your financial statement)
• Account Tree – Enter in your ap number variance (ex. ap216_variance)
• Report Type—Budget Comparison
• Period – enter in the period on the financials
• Click Decimals and Suppress Zero
• Click “Display”
Note: Click the blue field title links next to each field for a menu of filter choices.
2. Enter comments into the variance report
• Click on “add notes” on the left side of the page
• Select new
• Add comments related to that GL
• Once notes have been added, click save and display
• Repeat for each GL category
3. Final review
• Review for accuracy
• Click “Excel” to export to an excel file
• Save as “Property Name_MM YYYY_Variance Report”
4. Email Excel version to Portfolio Manager
NOTE – The Portfolio Manager will review and either save the final version in the property’s Box folder OR email the final version to the Property Manager to save the final version in the property’s Box folder: Accounting > Month End > Yearly Subfolder > Monthly Subfolder
5. If you would like to view the Final Variance Report, you can access the final report by: Reports > Financial Analytics > Variance Reports. Populate the fields with the below information:
• Property – enter your AP number
• Months – Enter the financial period for the report
• Consolidated - Yes
• Books – Enter “0” for cash books or “1” for accrual books
• Account Tree – Enter in your ap number variance
• Destination – Save to PDF File
• Click “Submit”

6. The below final variance report will be sent from corporate to ownership with their monthly financial packet.
